Our building consultancy team has advised Host Capital in respect of a number of substantial student accommodation properties prior to and following their acquisition for an investment fund.
Properties include 98-bedroom Poland House in Stratford, London and a block of 22 houses in Liverpool.
The Building surveys identified which elements of the structure and fabric required repair or refurbishment, and attributed budget costs. In the case of the Liverpool site, some of the housing was constructed over tunnels excavated in Victorian times and capped off with brick vaults.
After purchase, we represented the Fund and negotiated the scope of the refurbishment works to be undertaken and monitored the works. We were required to report on progress, quality and expenditure, and review the validity and cost of any variations to the scope of works undertaken. We audited each drawdown request for contract payments.
