Brief: ProMission provided independent purchase advice on this 33,000 sq. ft refurbished office building, with retail units on the ground floor, in the Holborn area of London. We provided a Red Book compliant purchase report together with a separate report on the condition, and coordinated a report on the M&E services installation by a specialist consultancy.

Significant issues highlighted, which informed our Client’s negotiations with the seller over price, included:

  • Resolving questions on the acceptability of means of escape
  • Advising on the remediation of fire stopping and fire separation deficiencies
  • Future repair cost projection to inform the recoverability under the service charge.
